From one-acre chicken ranches to Highland Oaks

The southern part of Arcadia began as a grid of one-acre chicken ranches, downtown was laid out in the 1920s and 30s, and the hillside streets reaching into the San Gabriel foothills came in the mid-1950s. Single-family homes cover about two thirds of the city’s land, and most homes in the city predate 1980. Whatever carpet is in them now, the Carpet and Rug Institute suggests a cleaning at least every 24 months, sooner when it needs it, with the maker’s own schedule taking priority for a warranty.

About one tenth of the city’s land is rated High or Very High for wildfire, which fits streets that climb into the foothills. If ash comes indoors, Los Angeles County Public Health recommends a HEPA vacuum and an N95 mask.

The city’s own wells in the Main San Gabriel and Raymond basins average about 12 grains per gallon, which is hard, though a separate South Arcadia system reports lower. Your water bill shows which supplier you have. Hard water is dissolved calcium and magnesium, and the Carpet and Rug Institute’s advice in any water is a thorough rinse.

Houses first, buildings second

  1. Owners lead, renters close behind

Owners live in a bit more than half of Arcadia’s homes and renters in the rest, so some cleaning follows a maintenance schedule and some follows a lease.

  2. Detached houses dominate

Close to six in ten units are detached houses, so bedroom, hallway and stair carpet is the likely job in most of them. The apartment buildings make up the rest.

What fits an Arcadia home

In a city of ranch houses, carpet and area rugs are the natural place to start. Where ash or dust has been in the air, duct cleaning may join the list, though the EPA calls it a case-by-case decision rather than a routine job. Tell us what you see at the registers when you call.

  • Carpet cleaning in ArcadiaHot-water extraction, often called steam cleaning. Hot water and solution go in, and suction pulls the dirt back out.
  • Area rug cleaning in ArcadiaShag, woven and delicate rugs, cleaned in your home or taken off site for a full wash. The fiber decides the method, so viscose and Oriental rugs get a careful look first.
  • Air duct cleaning in ArcadiaFor ducts with visible mold, vermin or heavy dust and debris. EPA does not recommend it as a routine job, so ask us whether yours needs it.

I particularly liked the way the lead cleaner described the PH balance of the solutions that they were using on our carpets. The acidic neutralizing rinse makes sure the floor doesn’t feel crunchy or sticky when it is dry. That extra step means our floors are very silky and totally residue-free.

My kids have turned the giant living room ottoman into a trampoline and it's forever soiled with imprints. Steam cleaning the hefty cloth removed all the dark grime and restored the original bright blue hue. The furniture which is the focus is clean and the living space appears a lot tidier today.

Thick outdoor seats were covered in tree algae and bird poop. Power-washings of the tough material killed any dirt from outside. We are pleased to be hosting barbecues from our clean chairs again.

Questions from Arcadia

Is cleaning available in every part of Arcadia, 91006 and 91007 alike?
Yes. The company serves all of Los Angeles County, so both ZIP codes are included. Phone (844) 966-2005 or use the online form, which accepts requests around the clock.
Do you clean chimneys, and how often should one be checked?
Yes, chimney cleaning is one of the twelve services. NFPA 211, the chimney standard, expects a yearly look at the chimney, fireplace and vent for soundness, deposits and clearances, even when the fireplace is rarely lit.
Smoke and ash reached the house from a hillside fire. Can the carpet be saved?
Sometimes, but no one can promise it. Los Angeles County Public Health says porous items such as linens and carpets should be washed or thrown out, and FEMA warns that soot can make upholstery nearly impossible to clean. Call (844) 966-2005 and describe what you have.
Should I clean the ducts in an older Arcadia house?
The EPA does not recommend routine duct cleaning, and it says suspected mold should be confirmed by an expert or a lab. It makes sense when there is substantial visible mold, vermin, or so much dust and debris that it blows out of the registers.
